Villa to rent in rural Italy on the border of Lazio and Umbria, with large swimming pool close to the medieval town of Civitella d'Agliano.

This secluded villa in rural Italy is situated in the heart of wine-making countryside, it is the perfect place to relax and because of its unique location can be used as a base to explore Umbria, Tuscany and Lazio.  It sleeps up to 12 people.     

The house was restored in 2005, it is set in 10 acres of land and from the house there is a beautiful view of the valley below.  The house stands on 3 floors, it has kept many of its original features including terracotta floors and a roof constructed of exposed beams and terracotta tiles.  It is simply decorated and furnished with a combination of rustic and modern Italian furniture, it is centrally heated.  The property sleeps a maximum of 12 guests.

Shops in the local town of Civitella d'Agliano are only one mile from the house.  There there is a butcher, baker, supermarket, hardware store, pharmacy, post office, bank and 2 bars.  Half a mile from the house is another supermarket, H. Discount and a restaurant, St Michele.

Accommodation includes 2 twin bedrooms, 2 double bedrooms, one family bedroom (for 4 people) with bunkbed and 2 singles, 4 bathrooms (2 ensuite), sitting room with open fire, large modern kitchen with 3m table which seats 12.

Amenities include large American style fridge-freezer, dishwasher, washing machine, iron and ironing board, two travel cots and a high chair, linen (including swimming towels).

Table tennis table and professional sized table football table are available to use at the house.

The garden is informal.  There are two stone tables, one in the dappled shade under the oak tree that seats 14 and which has a lovely view of the valley and another, just under the kitchen window that seats 6.  There are 14 alluminium "bistro" chairs.  In the oak tree is a lantern which provides the perfect light for intimate suppers or large parties in the evening.

A 15m x 5m private swimming pool gently slopes from 1.6m at the deep end to 1.3 m at the shallow end.  The pool is in a peaceful spot situated on a hillside and has a large patio.  The pool is surrounded by a mature rosemary hedge providing beautiful perfume in the evening and fresh herbs for cooking.  The marble patio is spacious with plenty of room for the 8 sunloungers.  Most of the area around the pool is unshaded and there are no parasoles but for those who prefer not to sunbath there is shade in the afternoons by the pool under an oak tree.  The pool is unfenced so non swimmers and young children must be supervised.
